For tourist accommodation

The notification regime does not cover cabins for rent. Here's what you actually need.

The new Urban Planning Code, in force since August 2026, allows building a single-family home of up to 150 sqm in rural areas on a simple notification — but only for your own use. Guesthouses, cabins for rent and glamping units are explicitly excluded and remain subject to the standard permitting procedure.

What this means in practice:

  • A building permit through the standard procedure, with an urban planning certificate and approvals
  • The accommodation use must be permitted by the local General Urban Plan (PUG) for that plot
  • After construction: final acceptance (recepție), then classification of the tourist accommodation facility
  • A realistic timeline from land to first booking: months, not weeks

We produce the structure, you handle the paperwork and the on-site assembly — but we tell you from the first conversation what to expect, so you don't order materials before you have the urban planning certificate. Our 24 years of experience also means we know where projects tend to get stuck.
